USD 400,000 Property Purchases and Citizenship Applications
Distinguish a property-based citizenship application from residence permits, and check the investment requirements against official sources.
Official sources reviewed on 1 November 2026: Türkiye’s Directorate of Population and Citizenship Affairs lists the acquisition of qualifying real estate worth at least USD 400,000, or the equivalent specified by the legislation, with a three-year restriction on sale recorded on the title, among the investment conditions for a property-based citizenship application. Those requirements are elements of an application framework; they do not mean citizenship has already been granted.
An advertised price reaching the threshold does not establish that a property or transaction qualifies. The title position, transaction documents and conditions assessed by the competent authority require separate examination. Do not rely solely on a marketing label such as “suitable for citizenship”. Clarify which documents establish suitability for the particular property and which authority is responsible for the relevant decision.
Citizenship applications, short-term residence permits and long-term residence permits are different legal processes. Spending USD 400,000 on a property does not automatically provide a five-year or permanent residence permit. Long-term residence is subject to its own statutory conditions and administrative assessment. The investment amount should therefore not be presented as a direct entitlement to a particular residence status or duration.
Family members should not be treated as automatically receiving unrestricted rights either. Who may be included, and through which application, needs confirmation with the relevant authority in light of personal circumstances and applicable rules. Before making a purchase decision, identify each family member’s objectives, relocation timetable and existing residence position. This helps you ask focused questions instead of assuming every person follows the same route.
Assess the property’s use and affordability separately from an application expectation. Location, layout, maintenance requirements, ongoing costs and property documents matter to everyday ownership. Allow for transaction expenses and any independent legal or financial advice needed. Do not base a payment plan on a sales promise of a guaranteed investment return, citizenship outcome or permit duration. Keep the purchase decision grounded in documented property information.
